We spoke with the team behind Proximity Watermark to learn more about the vision that inspired the development, the design philosophy that shaped the community, and what makes this riverfront destination one of Wilmington's most distinctive places to call home.


Can you share the story behind Proximity Watermark and what inspired the vision for this residential development in Wilmington?

Proximity Watermark began with an opportunity to reimagine a highly visible waterfront property along the Cape Fear River. As a former marina site, the location offered something increasingly rare in Wilmington: direct riverfront access and the ability to create a residential experience that fully embraces the surrounding environment. We wanted to develop a place that felt connected to the river, reflected the character of Wilmington, and contributed positively to the continued evolution of the Riverlights and Independence Boulevard corridor. The site's natural setting inspired many of the project's defining elements, from the waterfront pier and gathering spaces to the orientation of the buildings and amenity areas.



How would you describe the overall concept and lifestyle you set out to create for residents at Proximity Watermark?

The goal was to create a community that fully embraces its riverfront setting. Too often, waterfront projects treat the water as a backdrop. Here, we wanted the river to be part of the resident experience. That thinking influenced everything from the site layout to the amenity package. Residents have access to a waterfront pier with seating areas, grills, and custom shipping-container gathering spaces inspired by the site's maritime history, as well as a resort-style pool, golf simulator, coworking spaces, fitness center, resident lounges, and outdoor gathering areas. Together, those spaces create opportunities for residents to enjoy the river, spend time outdoors, and experience a lifestyle that is uniquely tied to the property's location.


What makes this development unique within the Wilmington residential market?

The most obvious differentiator is the location. Opportunities to develop directly on the Cape Fear River are increasingly limited, and very few residential communities can offer this level of waterfront access and views. Beyond the location, Proximity Watermark represents a unique milestone for our organization. It was the first project completed through the combined efforts of Cape Fear Development and Cape Fear Construction Group, allowing us to manage both development and construction under one roof. That level of collaboration gave our teams greater control over the project's vision, quality, and execution from start to finish. The project also extends beyond the property itself. As part of the development, we completed infrastructure improvements, including a new roundabout serving the Riverlights and Independence Boulevard corridor, which improved traffic flow and accessibility for the broader community. We view that as an important part of creating lasting value, not just for residents, but for the area as a whole.

Can you speak to the project's architectural design and aesthetic direction, and how they reflect the surrounding area?

The architectural vision for Proximity Watermark was to create a community that felt elevated and contemporary while still embracing Wilmington's character. The site gave us the opportunity to design around outdoor living, views, and gathering spaces in ways that wouldn't have been possible on a more traditional multifamily site. Rather than competing with the surrounding environment, the architecture was designed to complement it. The buildings, amenity spaces, and waterfront gathering areas work together to frame views, encourage outdoor activity, and create a sense of openness throughout the property. The result is a community that feels modern and refined while still reflecting the coastal character and relaxed atmosphere that make Wilmington such a desirable place to live.



What guests and residents love most about Proximity Watermark is that it feels more like a waterfront resort than a traditional apartment community.
